after the seller signs the contract do you submit that contract to the title company? and after you have the buyer sign the contract do you submit that contract to the title company too? do you pull title to see if there are any encumbrances or do you let the buyer do that?
The $500 plus earnest money that you should collect from your buyers is normally the indicator that they are serious, it’s really that simple
I’ve never had a no show but I’ve had buyers to pull out before closing
It does cost to pull title but you can wait until you get a buyer and if there are any title issues, you simply work with the title company to clear them up and if you can’t, move on to the next deal
how do you know if you have a real buyer is there certain questions you ask them have you ever been to closing and your buyer was a no show?and dont it cost to pull title,and what if it come back dirty,what to look for?

I was listening to this and I wanted to mention that when I signed up I never got the contract and also you said you could use my state’s Realtor sign, but those contracts are not assignable, so how can you use it if it is this way? I don’t think a realtor is going to give you their contracts.

I like your contract but I’m thinking of adding a few clauses to protect ,myself and the buyer.

i want to make video of my first deal so i can post it. Does that have legal consequences?
